A real estate private credit strategy made specifically for times of volatility. RD Real Estate Debt Fund II was founded by a Boston-based developer and a NY-based family office as a capital preservation strategy for the next market downturn.
Our revolving portfolio of shorter-term (mostly 12-month) senior-secured (first position) real estate loans has generated 30 consecutive quarters of positive returns to date, as well as consistent quarterly income distributions since 2018.
Our loans have funded the acquisition, renovation and refinance of over 300 investment properties by many experienced developers. We only make loans for non-owner-occupied (or “investment”) properties.
Our team brings decades of real estate, banking, private equity, and lending experience. This has allowed us to become a highly-sophisticated lender powered by proprietary technology and deep relationships in the Greater Boston market.

Mikhail Gurevich
Mikhail brings a decade and a half of investment, technology, and operational experience to RD Advisors. In 2011 he founded Dominion Capital (“DC”), a multi-strategy investment firm, which laid the foundation for RD Advisors. Besides real estate debt, DC specializes in Structured Credit, Venture Capital, and broader Capital Markets investments. Before starting DC, Mikhail founded and was CTO of two startups, ClickFacts, an online analytics and solutions company in 2005, and ZepInvest, a financial data research aggregator in 2007.Boston University (MBA & BS in Electrical Engineering)
Sean Kelly-Rand
Sean started his real estate career with Lehman Brothers, structuring billions of dollars in transactions, and later took roles in debt restructuring and advisory, eventually running the London office for Madison International, a major RE private equity firm. Alongside his professional career, in 2010 he started a family investment firm to acquire, renovate, develop, and manage small investment properties in the Boston area. Mikhail Gurevich was one of the original investors.

Can I reinvest or receive my distributions? Can I change my mind later?
Yes, all partners have the option to receive or reinvest any future income distributions. You will be asked which one you choose in the subscription documentation. And yes. If you change your mind down the line, you can let us know at ir@rdadvisorsre.com
What kind of tax documentation have you usually issued?
We have previously issued federal and NY state K-1s to all our investors. That being said, for partners who do not reside in NY, the NY K-1 would not allocate any income in the state, so you may not have a filing obligation there. We haven’t typically issued K-1s in any other state.
Can I invest using an IRA or 401k?
In many cases, yes. Many of our partners have invested using self-directed IRAs or 401ks. The best way to find out is to contact your account custodian. We have previously worked with (and are accepted for custody at):

Can I invest as an entity?
Yes, as long as the entity is considered an Accredited Investor, and its respective Authorized Signatories execute the subscription documents. You can subscribe as an individual, two individuals acting jointly, an LLC, a trust, a corporation, or a partnership.

Do you have an investor portal?
Not at the moment, but it is in the works. We are hoping to have a portal solution implemented sometime in 2025.
How does the redemption process work?
Class A investors are typically subject to a 1-year lockup period. After that, and with a 90-day advance notice, they may redeem up to 25% of their account per quarter. Therefore, it could take 2 years to fully redeem a Class A investor (1-year lockup period and 4 quarters of redemptions after that).
